Scan
We walk through the house with a handheld LiDAR scanner, inside and out. Outdoors, RTK GNSS ties the scan to real-world coordinates. Nothing is touched or drilled.
Receive
You get a PDF report, drawings and a link to an interactive 3D model, ready to share with your builder, designer or inspector.
Is this a building inspection?
No. ScanEstate provides measurement data: dimensions, areas, levels and plumbness. It doesn't replace a licensed building inspection. It gives your inspector, and you, objective numbers to work from.
How accurate are the measurements?
We scan with an XGRIDS Lixel K2. The manufacturer rates its relative accuracy at 1 cm (RMSE), which covers measurements within the house such as room dimensions and wall lengths. Positions and heights tied to real-world coordinates with RTK GNSS are rated at 3 cm horizontally and vertically. Wall lean and floor levels are calculated from thousands of points across each surface, not from a single reading.
Is this a boundary survey?
No. Cadastral (boundary) surveys must be carried out by a licensed surveyor. Our site levels and contours show the shape of the land, but they don't define or confirm where your boundaries are.
How long does a scan take?
Most houses can be scanned in a single visit. Larger or multi-level homes and full site surveys take longer. We'll give you a time estimate with your quote.
What file formats do I get?
A PDF report for everyone, DWG/DXF drawings for CAD users, an IFC model for BIM software (Revit, ArchiCAD and others), and a web link to the 3D model that works in any browser.
Do you do virtual tours and videos for listings?
Yes. The same visit captures the home as a photo-real 3D scene (Gaussian splatting). We turn it into a walkthrough buyers can explore in a browser and a fly-through video for the listing and socials. See the Listing package.
Do I need to be home?
Someone needs to give us access to every room. Rooms should be reasonably clear, since we can only measure surfaces the scanner can see.
